Pending,
contingent and closed sales continue to rise and inventory is at its
lowest level since May 2006. As of 3/23/08, there were 42 contingent
condo contracts in Cocoa Beach and Cape Canaveral.
The McCoy-Freeman Group
which consists of myself, Bobby Freeman, my wife Nikki and
mother-in-law Jennifer McCoy, represent 10 out of the 42 or an
incredible 23% market share of all pending sales in the Cocoa Beach
area condo market.

SHORT SALES IN COCOA BEACH?
|
Based on newspaper headlines,
one would think that every housing market in the U.S. is experiencing
an increase in the number of short sales. This is not the case in the
Cocoa Beach and Cape Canaveral condo and town home markets. Out of all
available condos and town homes currently for sale, less than 1% of
them are in a short sale in this area according to the Space Coast
Association of Realtors.
Most
people are getting the wrong idea about short sales, they seem to think
that the lenders will give the properties away. Not so true in today's
market. We are currently working with 4 different properties in a short
sale and the banks are seeming to hold tight to the appraised values.
Short Sales can be an extremely long, drawn out, and
exhausting process, depending on which banks are involved. You may want
to think twice about considering entering into a short sale contract on
a property. There are plenty of nice deals to be had with much less
baggage attached.
It
used to be that the lender would accept less than what was owed and
write-off the rest. Now, most of the banks are going after the seller
for the remaining balance. Unless there is a major hardship that can be
proved, banks are trying their best to write-off less. With the help of
the recent 3/4% rate reduction by the Federal Reserve, adjustable rate
mortgage interest rates will fall and reduce the monthly payment for
those homeowners.

TWO NEW MASSIVE CRUISE SHIPS
|
In
major expansion news, Disney Cruise Lines announced they will bring in
two new and mega cruise ships to Port Canaveral, Florida.
The contract guarantees a Disney presence at the port for the next 15 years.
"This is huge for this area in terms of jobs and the impact on
tourism," said Stan Payne, chief executive officer of Port Canaveral.
"The ships are 40 percent larger than the existing vessels and as for
the terminal, it comes at a time when there is very little construction
activity out there."

| NATIONAL EXISTING-HOME SALES RISE |
Sales
of existing homes increased in February and remain within a fairly
stable range, according to the National Association of Realtors®.
Existing-home
sales - including single-family, townhomes, condominiums and co-ops -
rose 2.9 percent to a seasonally adjusted annual rate of 5.03 million
units in February from a pace of 4.89 million in January, but remain
23.8 percent below the 6.60 million-unit level in February 2007. The
sales pace has been in a fairly narrow range since last September.
