COCOA BEACH PROPERTY IN DEMAND

 The Cocoa Beach real estate market is improving and more and more buyers are inquiring about our Great Beachside Deals. Showing traffic is up and once again inventory continues to decline.
As of 5/5/08, there were 159 closed sales in Cocoa Beach and Cape Canaveral Florida. Out of those closed this year, RE/MAX Elite's McCoy-Freeman Group closed 17 which represents an incredible 11% market share on the beach. Currently there are 64 properties pending closing.
Most of the recent closed sales by the McCoy-Freeman Group happen to be buyers in which we represented. These buyers received great deals such as:
The Meridian Cocoa Beach Condo, brand new 3/2 Direct Ocean and Professionally Decorated sold for $753,000. The cash buyer received a $50,000 decorator allowance from the developer at closing. Meridian is being considered one of the most Elite on the beach.
Ocean Estates Cape Canaveral Direct Ocean corner-unit condo sold for $570,000. This 3/2 2325 sq. ft. condo built in 2005 has private elevators which open into each individual unit, which is a very unusual concept and is not your typical everyday condo style.
Royal Mansions Oceanfront condo in Cape Canaveral is great for weekly rentals and offers an on-site management and a cool web site which will help to promote your weekly rental investment. 'LIQUID VEGAS' TO SET SAIL FROM PORT CANAVERAL SOON

 Gambling Boat Will Offer BlackJack, Slot Machines & More!
Starting in May, the 900-passenger Liquid Vegas will offer games such as baccarat and blackjack as well as 500 slot machines operated with "smart cards" and numerous flat-screen televisions.
The company behind the ship, Las Vegas Casino Lines, said it will run charters for Orlando conventioneers but also will cater to daytime customers and, with members of the local service industry in mind, offer a 1:30 a.m. to 4:30 a.m. cruise on Fridays and Saturdays.
The ship will be based at Cruise Terminal 4, adjacent to Jetty Park. Of the terminal's 31,000 square feet, 14,000 will be used for a range of events. The location also will allow conventions and other groups to have outdoor, tented dinners and parties.
Rob Varley, executive director of the Space Coast Office of Tourism, said the casino "will be a great addition to our entertainment portfolio here in Brevard.
